A Review of Selected Growth and Development Areas, Suffolk County, New York, August 2006 [12,066 KB]
* Executive Order number 8-2006 issued February 28, 2006 directs the Suffolk County Department of Planning to perform an evaluation and analysis of proposed development in five major growth and development areas in Suffolk County. These five areas were identified through a collaborative process between Suffolk County and the New York Metropolitan Transportation Council (NYMTC). The five areas are:
- Route 110 Office-Industrial Corridor,
- Sagtikos Regional Development Zone,
- Yaphank,
- Town of Riverhead, and
- Stony Brook High Tech Campus.
This report presents an overview of existing conditions in each of the five growth areas. The discussion of each area includes information on employment, types of businesses, population, office and industrial markets, retail centers, and traffic data. An analysis of current additional development proposed and estimates of potential future growth and development are presented for each growth area. A discussion of the outlook for future growth in each area, and potential impact mitigation measures are discussed. Finally a set of recommended actions is presented at the conclusion of the report.

Incorporated Village of Port Jefferson Marina-Waterfront District Study
The Suffolk County Department of Planning, at the direction of the Suffolk County Planning Commission, provided professional planning services to the Village of Port Jefferson. The purpose was to aid and assist the Village in developing a viable zoning change for the Village's Marina-Waterfront District. This report makes recommendations toward improving the quality of life for residents, businesses and visitors to the Village through adjustments to the Marina-Waterfront zoning district.

2001 Existing Land Use Inventory Long Island Sound Study Suffolk County North Shore Watershed Management Program
* The objective of the Suffolk County North Shore Watershed Management Program is to conduct a watershed management study for the Suffolk County portion of the LISS drainage area, focusing in detail on the specific subwatersheds of the Huntington Bay- Northport Harbor complex, the Nissequogue River, and Stony Brook, Port Jefferson, and Mount Sinai Harbors. The objectives of this land use inventory are as follows:
- Establish an accurate GIS existing land use data base at tax map scale (i.e., large scale) for the north shore embayment watershed within Suffolk County. This data base should be prepared using a consistent approach so that the results are comparable among the various municipal jurisdictions involved.
- Prepare a GIS existing land use map in digital and print formats for that portion of each township within the study area boundary.
- Quantify existing land use acreage by general category and municipal jurisdiction.

The purpose of the study is to prepare a plan that will improve and protect the viability of the existing businesses in the downtown district and improve the overall condition and attractiveness of the area for the enjoyment and advantage of Village residents, merchants and visitors. The report recommends that the Village of Patchogue pursue a four part strategy for the growth and revitalization of the downtown business district:
- Encourage retail and destination uses in the downtown core. Destination uses should be focused on arts, entertainment and restaurant uses.
- Encourage non-retail uses outside of the core business area including office, service and institutional uses.
- Encourage development of owner-occupied residential units within walking distance of the downtown, comparable with local conditions.
- Assure that basic service throughout the business district are provided at the highest possible level.

Narrow Bay Floodplain Protection and Hazard Mitigation Plan
The State Emergency Management Office (SEMO) provided a Hurricane Hazard Mitigation Grant to the Suffolk County Department of Planning to fund the preparation of a local pre- and post- hurricane property acquisition plan for both vacant and developed parcels in an area that is vulnerable to coastal flooding during severe storm events. Due to funding limitations, this plan was prepared for a portion of the coastal zone in Suffolk County that includes the Narrow Bay floodplain on the Mastic/Shirley peninsula. The prototypical approach used in this plan can be applied to other coastal areas in Suffolk County in the future.
